One lease. One point of contact. Far less day-to-day involvement.

We lease suitable homes directly, then provide professionally managed accommodation to approved residents. You deal with Managed Living, not multiple occupants.

Every arrangement starts with a property review and a written offer. Rent, responsibilities, inspections and property-care expectations are documented before either party commits.

Firsthand
experience

Built from experience operating multiple homes.

Before establishing Managed Living, Jason and his wife gained firsthand experience providing room accommodation across multiple homes in Muswellbrook. Their four-and-a-half and five-bedroom properties accommodated workers visiting the region for power-station shutdowns.

That practical experience now informs how Managed Living approaches resident suitability, property presentation, communication and day-to-day care.

Who We Lease From

The strongest fit is a well-presented four- or five-bedroom home in an established Melbourne or Perth location.

Vacancy

Landlords Experiencing Vacancies

Your property sits empty between tenants — costing you mortgage repayments with zero income. Our model eliminates vacancy entirely for the lease duration.

Returns

Owners Unhappy with Net Returns

You're receiving market rent but after agent fees, maintenance costs, and re-letting charges, the actual return is underwhelming. We pay more and remove those costs.

Time

Owners Wanting a Hands-Off Arrangement

Dealing with tenants, maintenance calls, and agent communication takes your time. Our lease arrangement removes you from the day-to-day entirely.

Locations

Melbourne & Perth Locations

We focus on well-presented 4–5 bedroom homes in established residential areas across Melbourne and Perth.

Transitions

Properties Between Tenants

Your existing tenant has left or is leaving soon, and you want to secure a reliable long-term income before re-entering the rental market.

Direct lease

Owners Open to Direct Leasing

You're comfortable leasing directly to a professional company — and you understand the financial advantage that comes with removing the agent from the equation.

Everything You Need to Know

Honest answers to the questions we hear most often from owners exploring this arrangement for the first time.

Who are you, and what do you do with the property?
+
We're a professional accommodation company. We lease properties directly from owners on a long-term basis and use them to provide high-quality managed accommodation. This is a legitimate, growing sector — and because we operate the property as a business, we're able to pay above-market rents while still maintaining it to a high standard.
How can you afford to pay above market rent?
+
Our business model generates revenue differently to a standard residential tenancy. Because we're operating from the property, the economics allow us to pay more than market rate to the owner while still achieving a return on our side. It's a straightforward model with nothing hidden.
What condition will the property be returned in?
+
We treat properties professionally. We handle day-to-day upkeep and minor maintenance as part of our lease. At the end of the lease term, the property is returned in the agreed condition — this is set out clearly in the lease agreement before you sign anything.
How long is the typical lease term?
+
Lease terms are agreed upfront and are typically 2–5 years, with annual rent increases built in. The exact duration is negotiated based on your property and your preferences. All terms are clearly documented before any commitment is made.
Do I need to use an agent to deal with you?
+
No — this is a direct arrangement between you and us. There's no agent involvement, which is one of the reasons we can offer above-market rents. If you currently have an agent, you would simply not renew with them when their agreement ends, or exit according to your existing contract terms.
What types of properties are you looking for?
+
We specifically lease 4 and 5 bedroom homes in established residential areas across Melbourne and Perth. Properties should be well-presented and situated in established residential areas. We'll let you know quickly whether your property is a suitable match.
What does the lease agreement look like?
+
The lease is a formal, written agreement that sets out the rental amount, lease term, annual increases, maintenance responsibilities, and end-of-lease conditions. You receive the full document to review — and we encourage you to seek independent legal advice before signing. There's no pressure to commit until you're completely comfortable.

The important details are agreed before anything begins.

Every property is considered individually. Your written proposal sets out the rent, term, responsibilities, review points and property-care expectations so you can assess the arrangement properly and obtain independent advice.
